Cala Ratjada's quiet neighbour. Font de sa Cala lies four kilometres south of the harbour — the same coast, the same view of the sea, but without the bustle of the town centre.

Font de sa Cala is for people who like Cala Ratjada but do not want to live in the middle of it. Four kilometres south of the harbour, on the same coast, lies a residential area set among pines around a small sandy cove — and that is essentially the whole story. Which is exactly where its value lies.
The cove of Font de sa Cala is small, framed by rocks and pine trees — and even in high season you will find a spot on the sand. Anyone who knows the main town’s beaches in summer understands what that means: this place has guests, but no crowds.
There are hotels by the beach that give the area life in summer. In winter it goes quiet — that is part of the honest truth of this location. If you want surroundings that live twelve months a year, you are better placed in Capdepera or in the centre of Cala Ratjada; both are a few minutes’ drive away.
Font de sa Cala is a residential district, not a historic village centre: villas and apartment complexes among the pines, much of it in the second and third line with views along the coast. There are no new-build estates here — the area is largely built out, and what comes free is existing stock.
That makes searching here a matter of patience: supply is small, and the good positions often change hands without ever appearing on a portal. It is the kind of micro-market where an office in the neighbourhood is worth more than any search alert.
There are no separate official figures for Font de sa Cala — statistics are kept at municipal level. The municipality of Capdepera had 12,081 registered residents in 2022, practically unchanged from 2011 (11,858). The registered foreign population, at 2,691, remains well below its 2011 level (3,770).
The figures come from the Padrón Continuo and count registered residents — second homes do not appear in them, and in Font de sa Cala the share of second homes is high. The statistics describe the municipality, not this location.
Our office is in Cala Ratjada — Font de sa Cala sits halfway along our daily routes. What buyers ask for most here are villas with a view and apartments near the beach. Because supply is small, we often work this area with search mandates: if you know what you are looking for, you hear about it before it is listed.
New ETV licences are not currently being issued on Mallorca. What matters is therefore not the location but whether the individual property carries an existing one. Every property of ours states it in the key facts.
