Legal bases (GDPR): your consent, the performance of a contract or pre-contractual steps at your request, and our legitimate interest in responding to enquiries and running our business.
We do not sell your personal data. We may share it with trusted service providers who process it on our behalf (e.g. email, hosting and form-processing providers), and with authorities where required by law. All processors are bound to appropriate confidentiality and data-protection obligations.
Your data is processed within the European Economic Area. Where a service provider processes data outside the EEA, we rely on the safeguards required by the GDPR, such as the European Commission's standard contractual clauses.

This website uses cookies to operate and, via Google Analytics 4 (provider: Google), to understand how it is used — for example which pages are opened and which language version is chosen. Analytics storage is denied until you accept. Until then Google Consent Mode runs without setting analytics cookies; accepting the notice on your first visit is what grants that storage. Usage data, including a shortened IP address, may be processed outside your country of residence, including in the United States. You can withdraw consent at any time by clearing this site's data in your browser, and you may block cookies in your browser settings or install Google’s opt-out browser add-on. With your consent we additionally use the Meta Pixel and the Conversions API (provider: Meta Platforms Ireland Ltd., Dublin) to measure how our advertising performs. Without your consent the pixel is not loaded at all — no script is fetched from Meta and no cookie is set. Once you accept, page views and enquiries submitted through our forms are reported to Meta; for a property enquiry this includes the reference number and asking price. Email address and phone number are transmitted server-side only and as an irreversible SHA-256 hash, never in clear text, together with your IP address and browser identifier. Meta also processes this data in the United States. The legal basis is your consent under Art. 6(1)(a) GDPR, which you may withdraw at any time with effect for the future by clearing this site's data in your browser.
With your consent we also use Google Ads (provider: Google Ireland Ltd., Dublin) to measure which advertisement led to an enquiry. Without your consent no advertising cookie is set — Google Ads then receives at most modelled, aggregated estimates. Once you accept, submitting one of our forms reports the fact of the enquiry to Google Ads, together with the identifier of the ad click. We do not transmit your contact details: name, email address and phone number stay out of it, neither in clear text nor as a hash. Google also processes this data in the United States. The legal basis is your consent under Art. 6(1)(a) GDPR, which you may withdraw at any time with effect for the future by clearing this site's data in your browser.
