Forty hectares in one piece, on the east coast of Mallorca, in a single hand. What sets this estate apart from anything else at its price is not the floor area — it is that the land has never been divided.
A tafona — the estate’s own olive mill — was built only where there were enough olive groves of one’s own to press. It is the structural reason for these forty hectares. Most have long been cleared out or turned into storage. This one stands where it always did, millstone still under the beam.
The reason is simple: planning law no longer allows it, and an estate that has once been divided never comes back together. What changes hands on Mallorca at this size today is almost always a parcel of a former possessió. This one was never split.

The licence is issued for twelve plazas. That figure is what governs, regardless of how many beds the house holds.

There is no air conditioning. In a historic stone building with walls this thick that matters less in summer than it sounds, but it is an investment to plan for — and not a trivial one in fabric of this age.

Cala Mesquida lies in the north-east, in the municipality of Capdepera. The bay itself is protected and framed by dunes, which has kept it clear of the development that shaped other stretches of coast. Palma airport is around 70 kilometres away, Pula Golf Club 17.
The character of the area is rural and quiet without being remote. For buyers who want Mallorca for the island rather than for the activity on the south-west coast, that reads as an argument rather than a compromise.
